If I honestly disclose all my concerns, will real estate agents send me business?

It's always good to disclose the good features of the house. Doing so brightens everyone's day. However, rarely is it appropriate to minimize deficiencies. Don't betray the trust of those who depend upon you to fully inform them. You may fool your customer, but you'll never fool yourself.

Honorable disclosure is good for business. The referral sources that you cultivate by shady reporting may not be loyal to you anyway - they'll always be looking for someone else who will "pass the house." Instead, do your best to be honest. Then you'll attract those who want to work with the best. And those are the kind of people who are likely to be loyal - eager to send business to you year after year.

 

Reality check: When you are inspecting an old house, do you report the absence of smoke detectors? GFIs?
